Before HB 913, only associations with 150 or more units had to maintain a website. That threshold dropped to 25 units effective January 1, 2026. Most Florida condo boards with 25 to 149 units now have a new statutory obligation they may not know about.

What the statute requires

F.S. 718.111(12)(g) requires condominium associations with 25 or more units to maintain an official website or web portal. The site must include:

  • The declaration of condominium, articles of incorporation, bylaws, and rules of the association
  • The annual budget and any approved amendments
  • The most recent financial report (compiled, reviewed, or audited depending on revenue)
  • Board meeting agendas and minutes
  • The association's insurance coverage summary
  • The SIRS (structural integrity reserve study), if applicable
  • Contact information for the association manager or board

The statute does not specify a particular hosting provider or format. A basic WordPress site with downloadable PDFs satisfies the requirement. The documents must be accessible to unit owners.

What boards get wrong

The most common gap is having SOME documents posted but not all of them. A site that has the declaration and bylaws but lacks the current budget or meeting minutes does not fully satisfy the statute. The requirement is for a specific list of items, not just "a website."

Another common gap: the site exists but the documents are outdated. A budget from two fiscal years ago does not satisfy the current-year requirement.
